Stapleton Market Report: August 2011


The Stapleton, Denver real estate market has turned the corner in August 2011.  There were 29 single family homes sold in August versus 20 single-family homes sold in July 2011, and merely 14 single family home sales in August of 2010.  According to MLS, the Stapleton real estate market has fared much better in August 2011 than a year ago.  The average price per square foot has increased by over $10 per square foot and the average days on market went down from a whopping 148 days on market to 55 days on market.  See table below for additional data about recent home sales in Stapleton.

Considering low mortgage rates and stabilized home prices in Stapleton, it is a good time to buy or move up in Stapleton.  The average 30-year fixed rate sank to 4.09% on September 15, 2011.  The spread between the asking price and list price has narrowed, and the average price per square foot has appreciated by $11, which is all good news for sellers in Stapleton.  The average days on market have decreased substantially, which is also good news if you are considering selling your home or condo.  See graph below for recent price reductions in August.
